HIP

If you are selling your home yourself, we can provide you with an Energy Performance Certificate (EPC), which is a legal requirement. It will show the energy efficiency of your property and the environmental impact (CO2) rating.

As we are independent domestic energy assessors, there are no excessive overheads or commissions and typical prices for an EPC range from £65.00 in total.
Your complete EPC package is usually with you within two working days.

To complement this, we can also provide a Home Improvement Pack (HIP).  This will contain all the items that are required: -

  • An index (i.e. a list of the pack contents)
  • Your EPC
  • A sale statement that summarises the terms of sale
  • Evidence of title
  • Standard searches (that includes local authority enquiries and a drainage and water search)

The total price for this service is usually about £300.00.
From the time the EPC assessment has been carried out, your HIP portfolio is usually with you within 5 working days.

When compared to agent’s charges for the same, you can usually make a good a saving and, once you have your HIP, it is yours to do with as you wish. You can give a copy to your solicitor, and you can offer it to agents and prospective buyers alike. There are no restrictions.

(If required, we can also obtain other items, such as commonhold information with a copy of the commonhold community statement, leasehold details with a copy of the lease, and a New Homes Warranty if it is appropriate.)

However, the benefit from using EnAsCo is that, if it is possible to improve the energy rating of your property to increase its selling attraction, then we can also negotiate on your behalf for recommendations to be carried out.

Firstly; there are ways to take advantage of Government schemes and our advice and guidance is free and non-committal.

Secondly; with non-subsidised improvements, we can negotiate on your behalf and present the most cost-attractive options for you. These will usually be in writing for you to compare with others. There are no added costs for you to pay because we arrange for our expenses to be covered by the appointed improvement companies.
